together with an idea we wanted to be in real estate but because of our business background we said well let’s take a look at what’s out there and and see if there’s anything that would fit our needs there really wasn’t what we found was we found a whole lot of um we have real estate gurus if you will individuals that were much more about um creating and and wetting people’s appetite about real estate so that they could just upsell them to their next boot camp so when you went to their boot

we’re up to seven houses and I thought well you know I heard Dell one of the gentlemen there from the college share that he’s always seeing that everyone that goes to school seems to acquire property and I found myself being in that same boat I’m happy to say you know congratulations you’ve got a great success a great success track record you know that we’ve laid out but we haven’t laid it out alone I mean we actually went out and we we like I mentioned we recruited from within our student body

the very best investors folks who took what we had taught them previous to even our ISD process being put into place and they become multi-millionaires as a result of what they what they were taught so we thought okay these guys are in the trenches they’re out there doing it every single day they’re investors first they’re not fancy Dandy sales people they’re not they’re not slick Willy you know promoters from the front of the room what they are is they’re investors and then we taught them

together with some experts from the educational industry how to teach oh because I found it exciting that when I was in class and learning about subject to Properties or lease options or wholesaling or foreclosures the teachers are actually doing those subjects in their lives and so we had Hands-On example from beginning to end how to do transactions and how to put together ideas that I found it very exciting it wasn’t like one size fits all sit there right I’ve been in those kind of circumstances where you really don’t

learn what you want to learn but here I could take classes about specific perfect subjects I was interested in and by the way that the thing was structured when it was done I actually felt like I learned something that I can immediately apply you know what’s cool when you go to college you get a guidance counselor and if you go in you sit down with a guidance counselor they can kind of give you some direction on which classes you got to take for whatever objective you want to reach right well in numeration

what we’ve got is we have independent student advisors that means that we actually have a an individual that works with our students and they can also give them some guidance and some counsel but we also have done uh you know kind of made that work with technology it’s called the PPQ personal preference questionnaire if you recall prior to going online and registering for your classes what you’re able to do is go in and I remember you had to take out or fill out an assessment said okay what do

that there’s still plenty of that you know here in Hawaii especially the shelter part people are always going to need a place to live they’re always going to plea need a place to stay and vacation and spend time so the resources here what you got to learn how to do is capitalize on that resource so you can continue to expand your influence and your Revenue see I I’m kind of I’m of a little bit different mindset I came from a poor family and you know I know what it was like to be on welfare as a kid

don’t understand I I already see it in the people around me I mean I was sitting at a Thanksgiving dinner at a church here locally and I heard someone say to another realtor how do you find foreclosures around here and I heard some kind of mumbling answer and I heard a couple of other people doing their guessing and then I brought in a couple of pieces of data that I learned from sure from being at school I you could hear a pin drop you know that thing about EF hunting and everyone’s listening people want to know this

information I don’t think it’s it’s information that people think is foreign they know they want to learn about what to do with real estate or here where people have borrowed and borrowed and borrowed and now these mortgages are very high in relation to the value of the property so we know there’s going to be a wave of people not being able to make payments as their mortgage is adjust and such isn’t it important to know what to do when the bank suddenly has these they call it reos right real estate owned

that means the bank got it back because no one bought it at the Foreclosure sale because it wasn’t discounted enough to make it worthwhile but once the bank owns it if they own it too long they’re not able to lend see this is all you’ll learn they’re not able to lend what is their normal pattern to make them money and if they own them for too much and too long they’re going to have a crisis and remember when they had the Savings and Loan crisis in the southwest well here we have it again so we’re going to

help the banks out by buying that property at a significant discount yes wouldn’t you like to know how to do that I know that’s to me having the tools of what to do is comforting it means that I know that no matter what’s going on no matter where I am I can figure out what to do and provide for my family and be able to share it I’ve been able to to share this enthusiasm I’m just bubbling you know I I love to see that too I love to see that you know you kind of hit on a few things there oh and let me expand

on that just a little bit because some of the things that we’ve really learned over the years that we’ve been able to teach I mean literally thousands of students all across the country is that first and foremost you’ve got to get a good solid perspective on what real estate investing is all about most investors 99.9 percent of the investors out there what they do is they they go out and they they generally you know call up for sale by owners or else they they hire a real estate agent to show

them properties off of the MLS well those are properties that are generally priced at retail value there’s no cushion there’s no margin there it’s retail right so so because of that when they buy those properties they’re buying them way over what they should be paying for them then they put a tenant in those properties and they pray that over the next 10 years they become profitable I mean that’s that’s the standard MO for most of the investors out there in the world what we do at nuvarations we teach

State you you can find them there and that means that the courthouse correct yeah the county courthouse you can find them there but you can also create advertising and marketing strategies and that’s another thing that I’m really big on is teaching systems systems through advertising and marketing that will allow you to use your time more effectively and that will pull in to you and to your website your voicemail your systems motivated sellers in other words you don’t have to search them down we

teach you how you can set up systems to attract them so they find you and that’s a whole lot better place to start way better and and then you know beyond that there’s just so many ways that you can you can negotiate win-win outcomes now here’s my philosophy on win-win in a win-win in my book does not mean equal it just doesn’t because what’s a win for you might not be a win for me and vice versa it doesn’t mean 50 right what it does is it means that all parties in the negotiation are going to

achieve satisfaction that’s what a win is so what we teach at college is all sorts of win-win situations where we can really help people that are motivated to sell because here’s the penalties the penalties that a person realizes through going through foreclosure losing their home at the Foreclosure sale is that they will lose their home they will lose their Equity their dignity is certainly going to you know be damaged access there but their credit will be destroyed now foreclosure on your credit rating

actually weighs heavier against you than does bankruptcy and because of that there’s a lot of motivation on the part of folks that are in foreclosure from prior to the Foreclosure sale that’s why we say motivated Sellers and motivated sellers will trade equity for peace of mind right that’s where you find a lot of your wholesale deals now beyond that you know you got to learn how to deal with banks as well because there’s a lot of properties that do go back to the banks and you got to learn how to deal with

them there’s a lot of properties that prior to going back to the banks maybe or their Finance too high in other words there’s no equity in them but then the banks have a huge motivation to uh to try to get rid of the property see banks are not in the business of owning real estate right banks are in the business of keeping their money in circulation and their notes performing right because like you kind of mentioned earlier if a bank goes out and they get too many properties coming back from foreclosure

too many properties in their REO inventory real estate owned inventory then all of those properties go on the bad side of their balance sheet bad yeah they’re on they’re on the liability side they’re no longer on the Performing asset side and when you’re looking at the banks and the way that they they actually borrow money from the Federal Reserve they do it based on a fractional Reserve policy meaning that that if they got too many too many properties that are in the liabilities column they can
